Customized an Existing Theme, Compressed to a ZIP file – won't install in admin?

I’ve customized a child theme. (named whiteroom – runs on Genesis)
Compressed the child theme folder (whiteroom.zip)
Went in to admin area, installed the Genesis framework.
Tried to upload and install the custom child theme, whiteroom.zip
The install process completes, but if I click on Preview it shows a blank window and on the right side of the window title bar is says Preview “” (usually it has the name of the theme it’s previewing.
If I still go ahead and click “activate” I get the following error message if I try to do anything on the site…

If I do a manual install of an unzipped version of the child theme via FTP, it installs with no problems and I can activate and use it.
So, that works for me, but I want to enable clients to install the file through the admin area.
Anyone have any ideas?
