Payment integration engine

I building an apartment website. It needs a downloadable lease form, a credit application which should be completed on line and in real time, a payment engine allowing tenants to pay by check (accept scans of checks), ACH, credit card, debit card or cash deposited at management office in the building. Any help is greatly appreciated
