Dynamic search filters

I need the search form (using the shortcode [property_search]) to limit available filter options based on a previous user search selection.

For example, if a user selects the city of San Francisco in the search form, the remaining search options should be limited to what is available in San Francisco. If there are no 5 bedroom homes in San Francisco, 5 should not appear in the list of search options, though there may be other cities that have 5 bedroom homes.
