Build me a Skin and compare these themes :)

Looking for a theme designer. I have a few questions. I’m thinking of using one of these platforms:

Thesis
Frugal
Headway
Builder
Genesis
Hybrid
Thematic
The Woo Theme Framework

I’m building a membership site. I have a plugin that will work with my shopping cart: Nanacast. I can configure it. I may need design, but for now I want the structure to be designed as follows:

What I’d like to know about the theme “platforms” above is how they compare with respect to how clean the code remains after design, since google loves clean code for SEO purposes.

So please, anyone who has experience with a variety of those themes, and is not just singularly partial to one over the other.

I’m not opposed to paying for a premium theme like Thesis or Headway, Frugal, but if Hybrid and/or Thematic does the same then I’m happy to use either. Your job would be to make the structure as presented. I have some example sites for those who are interested.

If you want to give me a quote just for setting the structure up and one for a great skin on top, please do so. Note; I know with Builder and Headway (and I think Frugal) I can set up the structure with click and drag functions, but with respect to those themes do they remain as clean in code, fast loading, and optimal for Google’s likes?

I read a pretty great review here, but it was missing Thematic, Hybrid and Frugal and if any of you coders out there could shed the light on how these three themes add up with respect to that criteria, it would be great to know and help me decide which one to use.

Two other features that I’d like is to have are full width pages for squeeze page layout, and the Archives to present with a blurb on each post and not just the titles. I know some of the themes have the full width function built in, and others do not (Genesis does not appear to for example ?? but is apparently very good for SEO and page load speed)
