Pods WHERE conditional not working as expected

Working on an ordinary Divi site, Pods working fine. BUT. In trying to use a WHERE statement to limit the records that Pods returns on a page – using syntax I’ve used successfully before on other sites, I get no records returned. Did a bit of research, found differing opinions as to correct syntax. Here’s what I am trying, identical to a query I’ve used before. If I remove the WHERE code, it returns all records successfully, so both the Pod and template specified are correct.:

[pods name=”apartment2023″ where=”apartment_number = ‘A3′” template=”apt_pages” shortcodes=1]
