I really feel like this is THE ANSWER.

It has zero junk, no CSS, JS or options you don’t need.

So naturally, the performance is un-matched.

Block Builder is the only theme that makes sense, if you have Full Site Editing.

For the record, I decided to not use Gutenberg, but hand code the templates. The blocks are still limited in what they can do.
